Denver Housing Authority  Thomas Bean Tower Renovation

This project includes the total renovation of the1976 high-rise, senior living apartment twin towers and supporting facilities located in the Urban Core Area of the City of Denver. The last renovation occurred in 2005, and a total refresh of the interior had been justified by the Denver Housing Authority.

Common Resident Support Areas in the building were completely re-imagined with functionality, aesthetics and security emphasized. The objective of this current renovation was to refresh and make functional all public areas including expanded Resident Services, Larger Management Offices and Conferencing, new Meeting and Learning/Activity Spaces, new Central Laundry, new Mail and Vending Area, new Public Restrooms, and overall a more pleasing environment for the residents and staff. Access Control and Security included a near-total new system upgrade and expansion that will monitor and secure the building perimeter, site, and building internal sensitive areas. Fire Protection throughout the building was upgraded.

An 8 story and 13 story Senior Residential Twin Towers consisting of 215 apartments also got a total refresh in the public and unit areas. The goal was to achieve more durability, more pleasing finishes, and replace unit air conditioning VTAC systems and general HVAC building energy systems for efficiencies needed to immediately reduce energy and provide the infrastructure to meet the City of Denver’s 2030 Green Code requirements which includes Net-Zero energy use and later Carbon Neutral status. Apartment windows were renovated for ease of operation and reduce air infiltration. The Elecrical Service capacity was enlarged, so now this campus is ready for “total electrification”.

The 2.2 Acre site was also completely renovated with an emphasis on curb appeal, security, low water consumption, durability, and sustainability through a newly designed solar photovoltaic array which not only helps power the building but acts as a canopy for the stage of an exterior amphitheater and to shade the main walkway from the street to the Building Entry.
